Realty, reality: Tips for selling in today's market

An Oak Creek realtor shares some ideas on making your home stand out and more sell-able in today's market.

With the opening of our new office Kucifer Reality, Inc., at the Market Place Village in Oak Creek, a decision I am more than ecstatic about, I thought it may be helpful to future buyers/sellers if I share some of these questions/answers on this blog.

Since I have been a realtor for over 7 years now, I am often asked different
questions and ideas on buying and selling homes and properties. For instance, a
recent transaction in Oak Creek has shown me that buyers are getting better at
looking past things they can easily change when they move in. For example, when they walk into a living room of a prospective home and the carpet is less than desirable and the wall color is just not in their palette. In the past, this put off a potential buyer, but now buyers are realizing these are easy fixes. However, the one thing they can't look past is clutter.

To make a home more desirable, you as a seller need to remove all nonessential items to make it clutter free. This will make it an easy picture for a new buyer to see themselves in your home. Pack it up, get a storage unit, clear off countertops; it all makes the rooms look bigger and more appealing. I also suggest that if you have something you are storing for a friend or relative (and this happens more than you may think), call them to pick it up, give them a deadline of a week or so and either get rid of it or donate it.

A recent example I had was of a couple selling their home and in the closets was their daughter’s prom dresses from the mid-80s. It was time for her to move her dresses to her own home and clear out mom and dad's closets. Turns out, she didn’t want them anymore and they were donated. It just shows how many of those items could have been gone years ago. These things may seem trivial, but it is based on actual feedback from our buyers and sellers.
