City Closes TIF District, Returning $6.5M To Tax Rolls

The TIF district, formed in 2000, supported the expansion of Nucor in the Northbranch Industrial Park.

Oak Creek has dissolved a tax-incremental financing district in a move that will return $6.5 million to tax rolls. The TIF was created in 2000 to support the expansion of Nucor, then called Milwaukee Steel Converting, at 400 W. Burkhard Court in the Northbranch Industrial Park. The business expansion has resulted in an additional tax value of $4.6 million, according to a report to council members. The project costs for the TIF district, which mostly went to expand a public street, were $722,528. The city has received the tax increments necessary to pay the project costs and can now close the district. Industrial Development Planned on College Ave.

An unnamed company is eying property in the 800 block of W. College Avenue, with plans to relocate in Oak Creek from Milwaukee.

The city of Oak Creek is working on a proposal for a new industrial development in the 800 block of W. College Ave. City officials declined to name the company involved or release more specifics about the development. But it's expected the proposal, if it comes to fruition, would be in the $7 million to $9 million range and create 40 new jobs.  The company is based in Milwaukee and has inquired about relocating to College Avenue in Oak Creek, according to a memo from Doug Seymour, the city's community development director. Construction would commence next spring, with substantial completion by the third quarter of 2014. Rezoning Proposal Wins Approval

The zoning of a 30-acre piece of land at 9900 S. 13th St. has changed from agricultural to manufacturing. The owner says it can better attract businesses to the site.

A proposal to rezone a 30-acre piece of land on 13th Street that had faced concerns from neighbors was unanimously approved Tuesday by the Oak Creek Common Council. Capstone Quadrangle, the owner of the property at 9900 S. 13th St., requested the zoning change from agricultural to manufacturing so it can better attract businesses to the site. Neighbors previously said they were worried about what that would mean for the nearby subdivision, particularly because Capstone does not have any specific development plans lined up. The city countered that its ordinance does not allow industrial buildings to be constructed within 100 feet of the residential zoning line, and requires a 20-foot landscaped buffer along the south property line. Optimism In The Air As Oak Creek Lakefront Plan Moves Forward

Public access an important part of lakefront's future, officials say.

A comprehensive plan for redeveloping the Oak Creek lakefront took another step forward Tuesday night as the city continues its quest to transform a currently-desolate area.  The Oak Creek Plan Commission unanimously recommended adopting what is essentially a roadmap for the 250 empty acres north of Bender Park. It now goes to the Common Council for final approval. After three public meetings last year, Oak Creek officials formulated a plan that calls for a mix of private and public investment. It includes residential, commercial, retail and a park. I just saw an updated state traffic count map. On 32, just south on Ryan Road, the count was 19,400 in 2009. The fact is, there is MORE traffic on 32 near Ryan than there is on four lane Hwy 100 until you reach nearly the corner of 100 and 38. 32 is a heavily traveled route to Racine/Caledonia that needs to be upgraded.   more ›
