More Work Ahead for Proposed Hotel Development

Several problems emerged on site plans for a long-discussed hotel and airport parking lot project near the corner of Howell and College avenues.

If one thing was clear when site plans for a proposed hotel development at Howell and College avenues were presented Tuesday, it's that a lot of work remains before the first shovels can go into the ground. The Oak Creek Plan Commission held off voting on the plans for a 108-room Four Points by Sheraton hotel and a long-term airport parking lot amid several issues that need to be addressed. The issues the Syner G development team needs to iron out center largely on location. Mitchell International Airport wants to ensure the development is clear of wildlife and is concerned about a retention pond shown on the plans that may attract geese, Zoning Administrator Pete Wagner said. Questions Raised Over Hotel Development Plans

Is it a hotel that has a big parking lot, or a big parking lot that also has a hotel?

Is the plan for the corner of College and Howell avenues a big parking lot that also has a hotel? Or is it a hotel that also has a big parking lot? That was one of the questions raised during the Oak Creek Plan Commission's review of new plans from Syner G Hotel Group, which has proposed a Four Points by Sheraton hotel and a 1,187-space parking lot for Mitchell International Airport travelers. Earlier this summer, Syner G scaled back its plans by about one-third to help win Oak Creek Common Council approval and keep the city's financial incentives on the table. I also oppose this planned development because it is being funded on tax dollars via TIF and won’t lend any financial support to the city for sixteen years if ever. Oak Creek officials shouldn’t promote this type of economical development that is in conflict with the cities rural conceptual image. Hotel Project Moves Forward After City, Developer Reach Deal

A Four Points by Sheraton hotel and airport parking lot, proposed for the corner of College and Howell avenues, is back on again.

A proposed hotel development for the corner of College and Howell avenues is alive once again, with a new incentive package that alleviated the concerns of top Oak Creek officials. The agreement between Oak Creek and development group Syner G reduces the city's financing from $4.5 million to $2.75 million. The money will come through a tax-incremental financing district and be repaid over nine years. Money provided by private investors, meanwhile, has increased. T2 Development upped its investment into the hotel by $500,000 and committed an estimated $1.6 million for a long-term parking lot that will be used by Mitchell International Airport travelers, according to a report to council members. Commission Will Consider Tax Assistance For Hotel Project

Common Council supports $4.5 million measure.

A public hearing will be held Tuesday night on proposed tax assistance for the Four Points by Sheraton hotel development. The measure in front of the Oak Creek Plan Commission would provide the hotel developer, Syner G, with $4.5 million in assistance through a tax-incremental financing district. If the commission gives the go-ahead, the measure would go before the Common Council. All six aldermen on the council have already endorsed it.  The public hearing will begin shortly after 7 p.m. at City Hall, 8640 S. Howell Ave. The hotel project will also include a 1,830-space airport parking lot. Oak Creek will get 5 percent of gross receipts once the parking lot is operational.
